House Rules apply to all guests accommodated at a 5 Macdonald St. Serviced Accommodation Facility.
The House Rules must be observed in accordance with the Residential Tenancies Act (RTA) 1997. A breach of the Rules may incur a “Notice for Breach of Duty”, a “Notice to Vacate” or a “Notice to Leave” (RTA 1997).
- Guests are responsible for the general cleanliness of their own rooms.
- Guests are responsible for cleaning up after themselves in communal areas such as lounge areas, kitchen and laundry.
- Guests must ensure that any activity they are involved in does not disturb, cause a nuisance to, or interfere with the privacy or peace of other guests or our neighbours.
- Management reserves the right to ask any visitor/s to leave, at any time.
- No visitors are permitted on the premises between the hours of 10pm and 8am.
- Overnight visitors are not permitted under any circumstances.
- Visitors are not permitted to use the services provided for residents such as laundry or shower facilities.
- Threatening behaviour, coarse language or abuse toward management or others will not be tolerated under any circumstances. Threatening behaviour is taken seriously and will result in legal action.
Guests are responsible for the behaviour of their visitors. Unacceptable or threatening behaviour by visitors will not be tolerated. Legal action will be taken against a guest if their visitor disturbs others. - Any damage caused by a guest or a guest’s visitor must be reported to the Manager.
- No cooking is permitted in any guest rooms.
- Heaters, coolers, kettles, jugs or cookers are not permitted in rooms under any circumstances.
- Smoking is not permitted in building. Smoking is only permitted outside the building in designated area.
- Illegal drugs or weapons are not permitted on the premises at any time or for any reason. Police will be notified if this rule is breached.
- No guest or their visitor shall interfere with any fire equipment, smoke alarms or smoke indicators on the premises. If faults are noted they are to be reported to the Manager.
- No pets are to be kept on the premises or in the yard.
- Keys or access codes must not be given to others. A fee may be charged for replacing lost keys and changing the locks as a result of lost keys.
- Security equipment is not to be tampered with.
- All complaints should be referred to the Manager. Serious complaints about a tenant’s behaviour must be put in writing in order for appropriate legal action to be instigated.
- A guest must not use the room or permit its use for any purpose that is illegal in accord with common law or under the Act.
- A guest is not permitted to install any type of fixtures in any part of the building or yard.
