House Rules apply to all residents accommodated at 5 Macdonald St.

The House Rules must be observed in accordance with the Residential Tenancies Act (RTA) 1997. A breach of the Rules may incur a “Notice for Breach of Duty”, a “Notice to Vacate” or a Notice to Leave(RTA 1997).

  1. Residents must ensure that any activity they are involved in does not disturb, cause a nuisance to, or interfere with the privacy or peace of other guests or our neighbours. See also “Code of Conduct”.
  2. Residents are responsible for cleaning up after themselves in communal areas.
  3. Residents /Visitors who engage in threatening behaviour, coarse language or abuse toward management or others will not be tolerated under any circumstances. Threatening behaviour is taken seriously and will result in legal action.
  4. Management reserves the right to ask any visitor/s to leave, at any time.
  5. Residents are responsible for the general cleanliness of their own rooms.
  6. Any damage caused by a resident or a resident’s visitor must be reported to the Manager.
  7. No cooking is permitted in rooms.
  8. Heaters, coolers, kettles, jugs, or cookers are not permitted in rooms under any circumstances.
  9. Smoking is not permitted in building. Smoking is only permitted outside the building in designated area.
  10. Illegal drugs or weapons are not permitted on the premises at any time or for any reason. Police will be notified if this rule is breached.
  11. No resident or their visitor shall interfere with any fire equipment, smoke alarms or smoke indicators on the premises. If faults are noted they are to be reported to the Manager.
  12. No pets
  13. No incense burners or candles.
  14. No bikes to be stored in house/room (use lockup storage supplied).
  15. Security equipment is not to be tampered with. Access codes or fobs must not be given to others.
  16. All complaints should be referred to the Manager. Serious complaints about a tenant’s behaviour must be put in writing for appropriate legal action to be instigated.
  17. A resident must not use the room or permit its use for any purpose that is illegal in accord with common law or under the Act.
  18. A resident is not permitted to install any type of fixtures or furniture into rooms without prior arrangement.
  19. Audio from electronic devices in your room is to be via a personal audio device only.
  20. Car parking space is not a tenancy right, no trailers or unregistered vehicles permitted on property.
  21. Face masks and PPE to be worn in all common areas, when instructed by the Victorian Health Department to do so.
